Hello all my husband and I have bought plot 261....completion date 24th March...so excited! Our family is grown up but will all be around occasionally I'm sure. As we'll be the very first to move in neighbours very welcome it'll be a bit spooky on our own. Ann and Paul Hardy Just been down today and seen your house, all ready to go! Looks great. Richard said was ready to move into on Thursday. Can't wait for ours to be ready, hopefully only 4 weeks away and we will be joining you.

Heard from one of our neighbours (plot 265) that they are expecting to complete in 4 weeks and yours will be ready tomorrow (as expected), which came from Richard the site manager.
Will you be moving in tomorrow? We'd love to drop by and say Hi and introduce ourselves once you've settled in a bit.

Assuming we get CML sign off on the 8th April, we will be having our Home Demo on the 19th April. We'll be bringing a professional snagger with us, so watch this space

We move onto Lescar Road next week and they have allowed a snagging company to our demo x Are you purchasing a home from Harron Homes (assume so given the thread)? I only ask as we have been told our snagger may not attend at the time of home demo (HH say snagger would be a distraction) and only once we have legally completed. Suspect this is a routine knock back to suit Harron Homes' objective to get us in house with least amount of fuss. Nevertheless we have challenged them. To our knowledge, they are obliged to grant access to agents acting on our behalf, including snaggers. We want the house snagged before completion or we'll be forced to move in to a house which we haven't had an opportunity to fully check. Obviously snagging is much harder once the house is full of furniture/belongings. Thanks,

We had some discussions with them, originally they had said no to the day of the home demo, but agreed for the snaggers to come before completion. Subsequently, due to our flooring being delayed they had to move the date of our home demo and it coincided with our snaggers. I don't think its normal to do it this way and they pushed back, but we were short on options so I think they reluctantly agreed!

Good news, they have agreed to allow our snagger on site prior to legal completion, they did originally push back saying we could only have a snagger once we'd legally taken ownership of the property, which is contrary to what they've been doing on their other sites in Leeds, Bradford....
If you get push back you can use the attached Consumer Code - Third Edition.pdf (409.7 KB), section 5.2 does allow you to appoint a professional to act on your behalf, which a professional snagger falls into this bracket. when I mentioned that I was aware of the consumer code and my rights, they seemed to do a very quick U-turn.

I had an odd conversation with the Snagging company yesterday, I explained that the CML for our property was to be done on the 8th April and our home demo on the 19th April, she queried why it was taking so long from the CML to have the Home Demo and complete? According to the Snagging company and their experience, you can usually complete 10 days after the CML and move in!
Does anyone who's already moved in have any advise?
In addition, how soon after legal completion did you get your keys?
Not getting much in the way of detail from the Sales Office.

On exchange day we got the keys about midday. You should in theory be able to have a home demo on the day if CML as it technically should be habitable. This however is not usually the case. They need all the time possible to finish the houses.
