They left this as a nice moving in present and had to have this sat in house all through Xmas....

Hi Hayley, sorry to get all boring on you but can you just make sure all photos are low res (they may already be) as I only have a limited amount of free storage space for attachments. Keep posting pics though, it's helpful for everyone to see.

Our back garden was like that when we moved in. Harron should be well aware of the state of the soil (heavy clay) by now and should be adding suitable drainage to every garden on Waverley before they lay the foundations. It seems like they're just hoping people don't notice or care enough. It probably won't be a problem through the summer months but in winter it just turns to sludge. Turf will help soak up some of the moisture and improve the soil it needs a sturdy base before it can be laid. Our front garden on the other hand was turfed when we moved in and has never had any problems and the conditions will have been the same.
If I was buying a new house I'd be using some of these pictures to negotiate a free lawn on the back. Ours cost £170 from A1 and Harron wanted £500. Even if it needs ripping up again it's better than sludge.

Turf should have been down, we'd gone on about for ages of how we had two dogs and I'm on my own most of the time with two kids so we need turf to be down when we move in so we can let the dogs out. Turned up on day of moving....no turf, said wheres turf? Sales and site manager were stood blaming each other then one said because we've had all this rain we couldn't lay it!!! Nothing to do with fact that back garden is just pure sludge and a big pond!!!
Dog accidently go round the back and he just sunk, we nearly lost a dog!!! I'm so glad my two year old didn't go round cos it's dangerous.
I'm glad they didn't put turf down as with turf they are just covering the extent if everyones garden and everyone's garden must be like this bit as ours is on a slope towards the house the water is just gathering!!!
We said we need drainage in that, he said well it will cost us to get a specialist out, we said that's not our problem.
Then we agreed it should have three pipes running down, day they came to do it, they put one in across ways, said specialist has said this will work!!! This will never work there's too much water. Said well they've only allowed enough money for one pipe!!!. Me dad said when this doesn't work you will be back digging the rest of the garden up. X

Hi @hayleyphotographer I'm still shocked today by the experiences you've had. I know that our experiences of our house hasn't been any where near as bad as yours but hopefully this link gives you at least a little optimism. Our rear garden was flooded when we moved in, the pictures I took are posted in this thread here: waverley.proboards.com/thread/328/floodingIt's all fixed now through my own hard work I might add, not Harron's. But I am now worried that the drain pipes aren't plumped in to any proper drainage now that you've found out that yours isn't. I can't easily check now that I've laid stone patio across the whole width of the house either.

I think the drains are our main concern at the moment and the garage, just with the fact that we caught them out with a fake drain then everyone was arguing saying they arent getting it in the neck for this and blaming it on each other, one of them said I've already sorted a pipe from this property once after it was coming in from next door!!! After we'd already caught them out and told site manager they then went on to think they could pull wool over our eyes a second time and bodge it again!!! I'm so glad me dad knows what he's looking for as they quickly chucked topsoil and everything else on top.... Me dad got on to site manager the day after and he lied through his teeth, me dad said I don't think you have is this how harron homes do their drainage? He didn't know what to say.....so then another day of digging it all out and putting right what shoukd have been put right the second time never mind the first.
Ideally now after lying we can't believe a word they say so ideally every drain needs digging to make sure it's legit.
I'll have a look at photos bish but inside ours is just as bad. I dont even know where to start xx
