Hi Guys
We are just about to put a list together of the optional extras for our new home. A few questions about this. 1. Does the cost of extras get added to the total cost of the house or do you have to pay for these up front? 2. Has anyone haggled for reductions in prices etc after the reservation agreement has been signed 3.What did you choose and what did you do yourselves.
We were looking at the cost of floor tiling and it seems so expensive when you can get the tiles from somewhere like Topps and pay for a tiler to fit them. We are going to upgrade our carpets but did you get a choice of underlay to go with this?

You have to pay up front and you can sure haggle with the price. I wouldn't bother with their carpets though

In regards to a few of your questions we did get quite a lot given to us as incentives from Harron but once you've haggled and reserved I'm not too sure they would start adding incentives on.
The extras you have to pay for outright so if it comes to £3000 you pay it - I think they say payment has to have been received before the roof is put on or something like that.
The extras we got were a large shower head in the en-suite, an outside tap and a shower over the bath in the big bathroom.Everything else like upgraded carpets and all tiling in wet areas we got for free.

We had to pay for our extras up front when we picked out our kitchen/carpets etc.
We didn't even try to haggle to be honest. We haggled slightly when we signed for the plot and got a few things thrown in, but I think that's standard practice these days anyway. The builder making out they're doing you a massive favour, but I'm pretty sure they've budgeted for it.
We found some of the extras to be quite expensive, and I could have done most of them myself after we've moved in, i.e upgrade the shower, which I think cost us around £600 off of the top of my head, but the last thing you want to be doing is smashing brand new tiles off of the wall.
We wanted the built in fridge freezer too but at £1100, we decided to have a small end unit taken out of the kitchen so we could fit an American style fridge freezer in.
The floor tiles are VERY expensive. We decided to go with the standard flooring in the kitchen as we have a puppy and he's not quite house trained yet, so much easier to clean up on lino. Some of the Harron tiles are beautiful though.
All personal preference, of course.

Hi We spoke with our neighbours and found that they had got a lot more than w did as far as incentives. I think we were a little under prepared. We have spoken to Harron since then and they are going to "See what they can do" They have only given us carpets so far but im sure my wife will sort that out!!! LOL

Hi, and welcome. Everyone's situation is different but the principle is you should be able to haggle a good few throw ins. I say everyone's situation is different because some might be part exchanging, in which case Harron are taking a risk in giving you a price for your home and may sell your home for less on the open market. In which case you can expect less throw ins. If you're not part exchanging, then haggle away!
We haggled a good few extras such as dish washer, fridge freezer, and upgraded carpets throughout. I also negotiated stamp duty to be paid (although effectively I ended up paying this back due to under evaluations - see below). We paid for an extra fridge freezer (yes 2 x fridge freezers), kitchen unit lighting, fitted washing machine and fitted tumble dryer. When we moved in I ended up sending the fitted tumble dryer back due to break downs and then bought/fitted my own. I did my own rear garden landscaping (patio/turfing) as they were far too expensive. We paid about £8K in extras and had to do so up front before completion and contract exchange. This is a risk that buyers have to accept. The house can fall through after you have paid the cash for extras so please take this in to consideration.
Be aware that the valuation of your new property will be adjusted according to the level of throw ins you have. E.g. if the true value of your property is £300k, and you receive £20k of throw ins, the valuer will take that in to account and adjust the value of your property (for mortgage purposes) as £280k. Because our property was undervalued in this way, in the end I had to pay two figure thousand cash to make up the shortfall of the valuation and how much the mortgage lend was willing to lend me based on the value of the property. It got quite messy and was very frustrating, but in the end we paid the cash because 1. we felt the house was worth paying for and 2. we felt the valuation was not accurate according to market rates.

We are looking at extras at the moment , we got quite abit included but definitely agree some things seem overpriced . Can't help but feel 600 pounds to upgrade a radiator to towel rail is steep!

1 extra that's not on the list that I would try and push for is white paint instead of magnolia. They charged us about £450 for it but well worth it, it makes a massive difference in the look and feel of the house.
Note: the show homes are all painted white, so if you want your house to look like the show homes do, demand white paint! :-)

We never knew about the paint until the person that installs sky on here came out to us and as he's bought a house on here was talking to me about it. Magnolia is awful, I can't wait till they've finished doing everything and all the cracks have finished coming through to paint it all. Xx

I agree with you though, I'm not that keen on magnolia myself :-(

I can't wait to change it especially as I wanted everything grey through the house so magnolia just looks out of place. Should ideally give you an option of colours what you want it in but then its cheaper for them to buy everything in bulk xx

I agree with you though, I'm not that keen on magnolia myself :-( We ordeded White they still managed to paint it magnolia we did get our money back ?

When we were reeling off our extras to one of the sales assistants, she asked us 4 times if we were sure we wanted it, telling us it would mark easier and it probably wasn't a good idea as we had dogs. It was quite amusing actually :-)

I do try to post my 'get white paint' comment as often as possible, so you might have seen one of my previous posts :-)
Harron will try and put you off if they can as its extra work... Which takes longer. As we know, time is something Harron don't have lots of when they're trying to rush a house out for a deadline!

White looks better than magnolia but if you're intending on decorating anyway then it's a waste of money IMO. I couldn't live in a white house as it's just too clinical with the white ceilings, white doors, architraves, skirtings etc. I'd be amazed if they put 3 coats on as well. bish, interesting to read your comment about the extras being deducted from the list price. That certainly wasn't the case with ours. Our mortgage is the list price, less deposit, plus product fee.
