Hi everyone,
We have our home demo with Harron soon.
We are wondering if anyone could share any tips or advice. Perhaps something you forgot to do during your home demo? perhaps paperwork you didn't get, or any particularly problem areas in your house?
Harron have so far been really good, so hopefully there will be no problems.
Any advice would be greatly appreciated.

Main advice would be to take great care on your hand over.
Check every detail and ensure its logged and both parties agree.

By the sounds of it you need to check that you have all your paperwork. Some people haven't had the paperwork for their solar panels which you need to be able to setup your FIT payments. Also check they've installed a smart meter for your electricity consumption.

Don't let them rush you. Because they will. They'll try to get you through quick and easy and then forget about everything. Take your time and inspect everything carefully.
In my experience, they said they were only interested in problems with expensive items/white goods/ceramics etc at the home demo and little niggles would be dealt with at a later date. I will tell you now that the later date will never arrive.
Nearly 6 months on and they still haven't installed the remainder of the fencing at the front of my property which is incomplete. There is a leak from the lower part of the glass in my shower because it hasn't been sealed. The electric meter door is broken and held on by a bit of electrical tape to stop it swinging open. There is a cracked tile on the roof at the front.
The list goes on and on to be honest. Mostly minor flaws but absolutely no effort on Harron's part to sort them out after the first week or so of moving in when they seemed interested and sent contractors to fix other problems.

Hi Neilp, Can you refuse to move in until all the niggly bits are sorted, or do we have no choice, as I feel they are rushing the build of our house for their sake.

No unfortunately not. We had a similar rush at the end (partly our own making because we needed to move or we would've become homeless) and we discussed with our solicitors about whether we could delay if the house was not complete to a standard we were happy with and the answer was a very firm NO.

We have had an awful experience with Harron, been in 11 months and only just starting to get on top of my snagging list, it took them 9 months and 4 attempts to replace a broken window that we pointed out on our home demo. The mistake we made was being nice and polite to the staff at Harron. We have since learnt that they only respond to extreme anger and threats of legal action.
If I could give you any advice it would be get everything in writing and document everything. Send customer services an email everyweek outlining remaining snags whether they have promised to fix them or not. Also don't use up all your holidays waiting around for tradesmen to turn up because you will run out long before your snagging is complete.
We love our home but the way our snags have been dealt with has ruined this whole experience, I could have bought and renovated an old home I'm the time we have spent putting this place right.
Sorry to be negative, I sincerely hope you have a better experience than we had.

Just so its not all bad, we moved in a month ago and are starting to get some snagging done. We had the handy man all day yesterday starting to make a dent in our snagging and he is coming back tomorrow. I can definitly agree with all of the advice above. DO NOT let them rush you, look at everything (to the point of looking at almost every tile,we missed a damaged one) and get everything in writing before you sign it off. And finally, persistance! Just keep emailing and calling.

Just to add to nowait's positive spin on the matter, I was actually pleasantly surprised at how few snags we actually had when we first moved in. I had read some horror stories on here and also in the news about Harron Homes poor quality and I think there was some extra effort to make sure that things were not so bad when we moved as they were getting quite a lot of bad press at the time with houses in West Yorkshire suffering from major water leaking problems etc and people having to move out of their new houses after a few weeks because they were uninhabitable. I've not heard of anyone on this site having such major problems so that is at least one positive.
Nonetheless, we definitely still had snags and I find it hard to believe that anybody who moves in to a new home won't have any. I'm just glad there were no showstoppers/serious problems that would have made me regret moving here. We are definitely happy with our house despite Harron's not so quality aftersale customer service.

If you've sorted your home insurance already it might be worth reading the small print to check if the thumb turn on the front door is acceptable to the insurer or if you need a lock that is key operated on both sides. It's a 2 minute job to get Liam at Harron to swap it over as you move in if you've got one ready for him to swap over 35/35 (70mm) is the size on most. There are loads of threads on here about it. Hope it all goes to plan for you.
