Hi, Just want to say thank you for this forum, been so helpful when researching Waverley! Me & my partner have just reserved a Henley from Harron Homes, we both fell in love with the layout and the look of the new ones that are being built on Oak Dene Mount phase 4, but we are both known as being quite spontaneous, and obviously buying a home is a huge deal, and as first time buyers we are both quite nervous. My main (slight) reservation is that there isn't a show home, and we are slightly struggling to picture the house. I know the new Henley will be slightly bigger than the previous ones built, but I assume they are still very similar. If anyone on here owns one, could you please let me know what it is like to live in, what the top floor is like, and if you would recommend it or not? Are there any problems with it? Just want to put our minds at rest before we go any further, it would be so much easier if we could see a show home, but apparently none of their sites have a Henley show home, and I'm not sure if this is a bad thing! Also, our only other reservation is that we don't know what will be built opposite, all we have been told is it is unlikely to be more homes, and I was just wondering if there was any insider knowledge/rumors about what may be built there? We were originally told the houses would be ready in March, which would have been perfect for us, but have now been told they have been put forward, with a moving in date of just before Xmas, I'm not sure how realistic this is, seen as the foundations haven't yet been started, but I know how quickly houses can go up once they are started! Thanks for any help, we definitely would rather know any negatives now while we have only spent £99, or have our minds put at ease! Cheers, Hannah

If it's that long thin strip of land, I'm sure at a the meeting with harworth they mentioned a care home? (I may be wrong but I think that's what I saw) We bought a kinnersley which is different, but there was none of these built anywhere. We downloaded an app on the iPad and put all the measurements in and all our furnatute measurements in which helped visualise how the space would work. Buying off plan was scary, especially when you go and see then build them, the foundations look soooo small. I've defiantly been impressed with the space and the finish from harron homes. I wouldn't let the lack of show home put you off. There may be similar houses they build on other sites that you could get an idea of the size of some rooms. I actually thought they seemed very similar to the Taylor winpey ones. Maybe compare the dimensions?? In regards to opposite you, I don't think you'll ever be sure. We're having flats infront of us. Yes it won't be perfect, but I love my house, I love the estate, and to be honest how long will you spend looking out of your front window? Definitely a good descisions and all the best with your new home waverley is awesome so you've already made a step in a positive direction : D x

Care home? Never heard of that being mentioned and it'd be a pretty bonkers idea if true. Anyway, welcome Hannah. Harron are a bit confusing as on their website they talk about phase 1,2,3,4 but their plans are 1a,1b,1c,1d etc. The 'strip' as it's more commonly known which runs parallel to Bradfield Way is 1H. Not sure whether that's the location you're looking at buying or somewhere else. There are some Hanley's being built on Highfield Lane phase 1F (plots 149-157) but I don't know if they've got off the ground yet. Just thinking that you might be able to get a look at one of those before you have to commit to buying. In terms of what will be built opposite, and assuming you're referring to 1H, the original plan was for light retail but seems to have been scrapped as the retail centre looks to be moved to where the playground currently is. Your best bet would be to speak to Heather at Harworth Estates (hfoxen@harworthestates.co.uk - 0114 2541314). She's very helpful and will be able to give you an idea of what is likely to go there. I do know that there were plans for a transport interchange around that area. Good luck

Sorry I didn't explain where I meant, I completely forgot that Harron have plans for 2 areas at the moment! I don't know the road names, but where we would be buying would be where you go in by the pub, if you turn left towards the Harron show homes, and just go to the end of that road, they are currently building a house on the corner, and ours would be about 4 houses down that road (hope that makes sense!) thanks for your help!

Thanks Rich, we rang Heather at Harworth and she told us Harworth are currently wanting to put houses there, and all the shops etc at the front near the pub, so that would be ideal for us, although obviously that could change another 40 times! She did say Harworth would be having a meeting soon with residents about it so hopefully we will be able to get down for that! Very excited again now!

Welcome hannah My wife and I put a deposit down on our new home in May 14 without seeing our house. Our home is a Dunstanburgh so there was no show home and there are only two on the development (including ours) both of which weren't built at that time. We just went off of the quality and space of the three show homes next to the sales office. We looked at the dimensions of our new house from the plans and tried to visualise the sizes of our new home against those from what we had seen in the show homes. We took the dimensions of the show homes from their brochures. Though Spencer's idea is a lot better if there is an app for that. We have no regrets moving and have been very pleased with the size and layout of our home. The snag list has been slow going but overall the quality of the build has been good.

Yeah we also bought off plan. Harron had never built the houses. What we did do was ask the guys in site if we could look round an unfinished one to give us an idea. It looked alot smaller due to it being block walls but was useful. We also played around with www.homestyler.com which allows you to get an rough idea and did a lot of scaled drawings with scaled furniture so we could work out how best to use the spaces before we moved in. One thing to remember if you do this is skirting boards make the room fractionally smaller and radiators might get in the way of things.

I'm not 100% what the app was called, I've deleted it now. It was just a house designer one on App Store. But yea helped us to decide which rooms to put furnature in so we were bit messing around, as you could change dimensions of objects like sofas to your own dimensions.
