Hi We have just reserved a "Birkwith" (4 bedroomed detached house) at Harron and wondered what band the council tax would be as the Rotherham council website is really contradictory. Thanks in advance

Band E for me too. 5 bed Kenilworth. I'm sure I only pay £167/m though.

I'd double check and ensure you're comfortable with the banding. There have been known to be some discrepancies. Our property is a band F

Oh really?? What property are you in? Without sounding nosey From what I can tell, it's been consistent in that no one is in different band to someone in the same property type. By inconsistent, I think Bish means some people in 5 beds are band e, but some people in 5 beds are band f... However this doesn't mean it's inconsistent as it's not just about bedrooms. If someone is in the same house type and got a different band, then I would question it. I believe you will be band D in a 4 bed Birkwith, certainly no worse than that

Our house was built on "unknown covenants" which in my solictors words "ran the risk of being bulldozed at any timel" which meant we would have to take out insurance to cover us incase this were to happen we would get the cost of our house! Taylor Wimpey never thought to mention any of this nor were they willing to pay for the insurance which in my eyes was their mistake to build on that plot. After then researching (this is just how we feel I must stress) it came to our attention that Highfield Lane did have the chance of becoming the Waverley link road - we are currently expecting our first child and the thought of living on the main road wasn't something we were prepared to do. As a company we found them very unprofessional and a bit dippy really it was hard work!!

Bish, you should have bought one of those new Barrats flats if you wanted to be band A ;-) Haha true I started to go down the route of contesting the banding but in the end I didn't do anything about it as I couldn't leverage any existing comparisons since there weren't any. There are only two properties on the development of our type and they are both the same banding. It was based on square footage.
