Hi All,
Could someone please help my sanity?
We have purchased a Pembrook plot 90 (due to be finished may) and are currently driving ourselves mad with choice of sofa, The thing is we haven't actually seen a Pembrook in the flesh as inside and have been driving round hopefully to bump into someone coming out to ask the question............................
What's the actual measurement's of the living room can you fit 3 seaters or a corner sofa? Rachel has helped loads but the measurement's are slightly guesstimates it shows on the floor plan a 3 seater 2 seater and a chair is this true in reality?

Hi and welcome.
Is Rachel the lady in the sales office? They should have all the plans for the house or should be able to get hold of them. We were shown ours before moving in so we could work out where plug sockets were.
You could also have a wander down to the site office halfway down Bradfield Way. Russ or Gary should be able to help.

Thanks for your reply , Yes Rachel is the lady in the office and has been great the plans are not that detailed and I'm concerned about doors opening on to the sofa. I'm sure we will be fine just being over cautious not having the luxury of a show house to look round.
I will pop see the guys in the site offce at some point perhaps...

We don't have a Pembrook.
However, another thing that's worth thinking about is the 'height' of the plug sockets. They're higher than they used to be these days to cater for disability regulations (or so I'm told).
A lot of the normal TV/video cabinets are lower than the height of the plug sockets, so if you're not careful you will be left with the plug sockets on view. It's not a major thing if the have the TV at a low level covering them up, but we have ours mounted on the wall - so it would have made a big difference.
If you shop around you can get a cabinet that's tall enough to cover the sockets.
Just another thing that you might not have thought about that you can add to your worries! :-)

Hi Corey,
If you can get the sales office or the site office to show you the building plans for the house, this should show exactly how each door will be hung and which way it will open etc and the measurements to within the building tolerances.
I would say you need to be speaking to the building managers rather than the sales office personally and they have all the information that you require.

Hello Corey, Rachel should have a proper schematic plan for each floor of your new home showing where all the plug sockets, tv points, phone points, radiators and light switches should be. Ours had the room sizes down to the mm on it? She should go through it with you when you choose any extra electrical options like extra sockets, security lights etc. The only thing we couldn't find out from it were the vertical heights of the windows and radiators and we ended up with a radiator on one landing that wasn't on the plan at all. Don't rely on the brochure floor plan, it's not to scale and it's just for guidance, our downstairs TV point was actually on the opposite wall on the "proper" plan and the locations shown for the optional fitted wardrobes in bedrooms 2 and 4 was also shown on the wrong place. I've got a Pembroke and it took me and my partner months to agree on a sofa. We wanted a corner chaise but due to the size of the room and the locations of the sockets, TV aerials etc we were limited to what we could have. The Pembroke also has a stupid boxing on the French door wall near the window where the Tiverton does not making it harder to find something that fits. Pembroke and Tiverton living rooms are pretty much identical in size. We decided on a snug, large sofa and large foot rest. When the footrest is against the sofa it looks like a chaise anyway.

We're not in a Pembrook, but had a similar problem with furniture layout. We got Harron to reposition the sockets and TV points to the opposite wall. But I guess it depends what stage they're at with your build.
