Waste of money. It's stuff Harron think they can get away with until you dig. All a prof snagger will do is find the cosmetic stuff that you can see x

I just didn't know if it would be more credible and carry more weight that just us doing it. I know what we're like, don't want to go in there with rose tinted glasses on! Don't think both sets of parents would allow it though. The article I posted, mentioned that you could get a clause in the completion contract to hold back a sum of money until the snags had been rectified. Didn't know if anyone had heard of that before? X

No across Road tried that and they wouldnt let her hold back her money until snags had been done. They said so long as it's habitable you have to move in.....habitable could mean anything and shes fuming as the whole front of her house near enough needs removing. They were meant to have taken time on their houses as their move in date was meant to be the same as ours in December so they've had an extra two month to put dates back and get things sorted and still not got it right. I worry for anyone who has just reserved one as I've been through hell this past two months and we've even gone to the top bloke to sort it and he basically didn't want to know when he came out. Us and next door are in a right position, I can't tell ya how much we've been through already and still things arent completed yet and they aren't snags at all. Samples have been sent off for garage floor that they've made a compete mess off and it's all in bits at minute with no date that it's going to get sorted, they keep telling us people are coming out and don't. Our garden isn't done and they just wanted to chuck turf on top of that!!!! Don't think so. Our door cill is broken so means taking the whole front door a s frame out to change. Our front garden has started flooding even when we told them could do with soakaways round the window they came and barrelled a load of stones around it to cover it up. Things we've found have been unbelievable and things we've had done to a new house you wouldn't expect at all and still they just seem to pass us on. If no one speaks out on here how it really is then more and more are going to get sucked into buying these luxury homes where detail is everything so they say. It really is disgusting what they have tried to get away with xx

for what its worth - I'm getting a snagging company in. Taking Hayley's comments on board and reading through her posts, then it can only help in any future legal argument. Take that with the caveat that house builders seem to be able to do what they want anyway!! Harron told me they would not allow snagging pre completion, I went through the solicitor and argued that if the house is 'passed fit' then I want to be able to snag straight away. They agreed to this this week. Yesterday, I sent them an email asking for a firm date for sign off as I wanted to arrange a visit asap - I explained I wanted to identify any major issues and the volume of minor issues pre completion date. I've left that with them and am waiting a response. Snagging would never uncover the stuff Hayley has but in my mind is at least of some use and may give an indication of other issues. Over £400 but from being undecided, I'm 100% having one done now. We have a potential sign off date of 18th March for a Kinnersley.

No don't bother... I'm the one across the road who tried holding back funds I sought as much legal advice as I could and in the end because my house was signed as habitable we had to exchange funds.
I'm not sure what is classed as habitable though as the day we got our keys (Friday) the living room window wouldn't even close, someone had to come and force it shut and the other window next to it has a gap in it wide enough to post a letter if you really wanted to!!! My father in law has forced that one to the side also until the window men come this week! And as Hayley was saying the whole front of our house has to be taken off and re-done NO JOKE! It's going to be a huge job as they've made our house 100mm too big so the usual sized canopy doesn't fit so they've put it on and it's too small so at the back theyve just bodged it with a piece of wood, even the rendering has gaps in it because everything is too small!
I'm having a building surveryour out this week because to be quite frank I'm concerned as to what we aren't seeing if we are noticing things like this! Luckily my partner and his father are in the roofer trade so that's how we noticed the canopy and once the contracts manager called he said "well I've been to see that property" maybe he walked around with his eyes shut?? Or MAYBE (more likely ) they thought we wouldn't notice!! Adding to this our whole front door is wrong also sooooo that has to come out. These are just two of the problems I won't even get started on inside!
If you haven't spent too much money already I'm being deadly serious CANCEL buying your house! Different phases aren't ran by different people they are all ran by the same guys you'll end up just like us I assure you our house "wasn't rushed" I'm not even moving in I'm living with family as its too distressing .

We have exchanged our house. No fees other than legal so far. Obviously we have the exchange of contracts to factor in a deposit coming off sale of our house. I'll take it step by step. Snagging will give me an indication of quality and would highlight things like windows, brickwork etc. I'll be there on the day as well. We are where we are with this so I will insist on doing things my way and checking before I complete. If things are as bad as some people have posted on here with ours then I'll take stock at that point. For now, we can only use all your experiences to prepare for looking for these things pre completion as best we can and take steps from that. Not ideal and a worry that Harron should be ashamed of theme selves for.

Trust me ... They won't let you check before you complete I tried everything I even have relatives in this sort of law who couldn't help!
Good luck though hopefully yours will be one of the good ones (if there are any these days)

Upto now I'm thinking about it and it is a possibility. I've got enough evidence to show them for what they are. Top bloke came out two weeks ago, again promised the earth and nothing has got done, there's got to be a line drawn somewhere. See what customer care have to say again tomorrow and take it from there. Harron need to get their act together, they bullshit that much they can't even remember what theyve said!!!
If I was a builder then I would just have contractors that I know and know that they work good like anyone would. But these seem to be picking anyone up and the cheapest.
As pointed out today....didn't even know as I'm not in the building trade but our shower units are made out of upside down facia!!! I wouldn't have spotted this but how can they get away with doing this something simple like that!!! Im scared to what I'm going to find next and I promise you no proffessional snagger could find that as an original shower tray was on first, they then missed to tile all our bathrooms and had to tile them, since then have put upside down facia on for the shower units so what a snagger might spot first isn't what will get put right by these builders. We've had alsorts that they've bodged and it's still going. Suppose I'll get to point where I snap as it's heading that way. I do love the area though. I take my dogs out all the time, probably seen me walking around with a yellow labrador and a collie (I have to take one at a time as they are too strong). But I love the area and the Lake is good for walking the dogs round. Just didn't expect to get what we got at all. Xx
