Hi All,
We're doing a part exchange and wondered if anyone had any tips from experience?
Any advice greatly appreciated!

Part exchange brilliant if you cant sell your house or want a quick swap. But if you can try and sell your house first so you have bargaining power. For us the electric certificate was a nightmare and they make you get it, our other house was an old house so all old style wiring. One electrician came out and wanted to do a full house re-wire. Another one came out and cost us around £500-£600 to sort out.
Doing part exchange they have more bargaining power than what you do.
Also worth getting a house that they need selling as you get more in with it and can barter on things rather than pick a plot that they haven't started building at all. There might not be much difference in price but you will get more things in the house. Xx

We have done the part exchange and it's been stress fre start to finish. Gave me what I wanted for my house and more.
I'm pretty organised so already had all the certificates I needed. Our house went on the market via harron homes and sold in three days.

We part exchanged and also had to have some rewiring done... But other than that pretty straight forward... We got full asking price for ours and got stuff thrown in for the new 1...

Thanks for all your advice! I think you're right Hayley, you do have more bargaining power when they've already started the build. However we did buy ours off plan. We managed to get way over and above for our current house, I think that's the way we had to negotiate as they wouldn't give anything else! It is all sorted and exchanged now, I just thought it was bizarre to be asked to pay for extras before we had exchanged. Think that's where my stress came from as I refused to pay anything extra until I had confirmation of exchange.
They don't half whip them up quick though, I don't think it's going to be too long now as roof is on and windows are in! Exciting!

We bought ours in March, chose all the extras and kitchen and bathrooms then moved in on June... Already being roofed when we signed for it... Good luck with the move with love our house, already planning on extending it with an orangery ?
