Looks awful! Sick to death of Harworths' lies about what they plan to build on here. Last presentation we went to that area was down as a retirement village with lots of outside space. Still no community amenities either, well disappointed Great find jamie

So, 4 stories with a roof terrace because there is no garden space? Not sure I like the idea of someone being able to peer in my son's nursery. Or potential noise for that matter. Why they don't just make lower density housing with garden space to begin with?

As has already been mentioned above, there was supposed to be 'elderly living accommodation' here.
Instead they are planning to put some quite poor looking houses here. Although its only quite a small area it doesn't have a 'nice' community layout to it, and again it 4 storeys. With a bloody roof garden. A ROOF GARDEN!! We are not living in the city centre!
Its so annoying that we get told about all these things for Waverley and then slowly they are just disregarded by Harworth.
Anyone know who the builder is here?

Really don't get why they're calling the footway/cycleway Waverley Walk when it's Lescarr road.

That's whats in the masterplan but the thing I don't understand is that these plans and the commercial centre plans both have parts called Waverley Walk yet don't actually connect with Waverley Walk the residental street. Plus these plans are referring to one footway on lescarr road as Waverley Walk which is plain stupid. Also if Waverley Walk is to continue through too the lake the numbering system will be a mess as number 1 is at the junction with oak dene way and counts upwards away from the lake towards Morrison's.

During the meeting with Dransfield, we were told that there will be a feel of 'continuity' as Waverley Walk will begin at the local centre, winding through the shops / streets, moving parallel to Lescar and down to the lakes. Of course, all of this is subject to change and will depend on the (finalised) route of HS2.

See we got told a different story that dransfield would rename. When we read the master plans before moving/buying our understanding was that Waverley Walk would be a main route through the estate from lake up towards the amrc extending the current road in both directions. What I don't understand and think is just going to make for confusion and lost post etc is now they seam to be calling parts of other roads "Waverley Walk".
Also think people need to put objections in against these plans due to the limited parking they are providing seams from the plans its 1 space per house and 4 visitor spaces.

Interesting designs, however I can understand the concerns of those living opposite this proposed development. I wouldn't be too keen on being overlooked from an elevated position.

This is not a full planning application, its a Pre-app. This procedure is used to initiate meetings between the Architect, Builder and the Planning Officer. They will discuss general ideas for the scheme, such as density, number of parking spaces, facilities etc. If anyone wishes to forward queries or objections they should do it before the 28th December. These points should then be considered by the Architects and Planners in order to finalise the design prior to a formal Planning Application being submitted.
I understand concerns from residents on Lescar, but I think the following are positives - The houses are set at 90 degrees (perpendicular) to the existing houses and are set back from their front elevations by at least 15m. There should be no overlooking into existing houses living or bedrooms. The proposed houses closest to the footpath are two storey and appear to be lower roof height than the existing. There are 44 defined parking spaces (which meets minimum standards), with plenty of green space and open areas. There is also a "pocket park" astro turf - which I'm sure many of the resident children (and dads) would enjoy using.
I am concerned about the miscommunication of proposals for this area and the whole estate. I think the residents association needs to have formal meeting with Waverley Estates to try to raise all the concerns and get some honest answers.

The pocket park sounds good but it would be better if it was moved to the side so it felt more inclusive to the rest of the estate. Then that space could be used for extra parking spaces which are dearly needed in my opinion. We've seen it on Waverley Walk, the new Barratt apartments, the Winter Green pub and the AMRC where parking spaces always meet the bear minimum. Maybe this bear minimum was set back in 1963 when families only had one car but it's certainly not realistic in this age.
