Out of interest did anyone have any issues with the valuation of their property when securing a mortgage ie valuation report valuing the house less than the price Harron was selling for? If so how was this overcome?

Not me, but I heard there is a particular assessors company who are prone to doing that around here at the moment. I think it depends who you go for your mortgage with as to which agency is used.
We went with Halifax and had no problems. I think other Halifax people were also ok?

Yes we are with Halifax as well and had no issues with valuation.

I bought with Tw and our house was down valued by 30k we was with yorkshire bank who panel their valuations out to E serv who the majority of lenders use but whom unfortunately are notorious for under valuing new builds , they told me there were no evidence to support the house was worth the price Tw were selling it at yet there were the same type of houses already had been sold , they are absolute w***ers , check on Google , I've been with yorkshire bank for 20 odd years and they just said you'd have to find another lender , so went with Halifax and it went straight through with in 2 wks , they don't use e serv , if it's eserv that's under valued it , it will be on their records so whomever lender you use e serv will value it same everytime , you need to go with lender who doesn't use e serv

We went with Santander and got devalued for the second time, first was natwest. Went back to Harron homes and got £10000 off price. All worked out well in the end.

That's because both Santander and nat west both panel mortgage vals out to e serv so it probably will have been the same valuer even though it's a different lender which is the situation I was in , different lender same knob sack to value so I cancelled it and saved the money and went with a lender I knew did not use e serv , which is halifax and have people noticed the halifax have mortgaged a lot of houses on here still you did well to get 10 grand off the price , Tw don't budge on list price ( I hope!)

That's great going and surprised me! We did a lot of research pre valuation to see what might happen if it was undervalued. Everything I found on line about it seemed to say Harron would not budge for people. It seemed to say that there top line price is never negotiated as it would devalue the remaining properties, and the valuers and mortgage companies are often linked so would pick up on it and would devalue the rest. Looks like they've changed their approach to your benefit :-) We had no issues with our valuation, went straight through which was reassuring

That's exactly right , it's not really a smart move shaving 10 grand off price because it's a domino effect in the fact as when another house of that type gets valued the house that got the priced shaved down will flag up then next thing you know more and more will have to get shaved down and that what I was told by Tw , it's really shit! If you've been through it like me , the effin politics of it is real bullshit ! Because the values don't give a hoot because they're so far up their own cave the don't know wether it's day or night and the whole mortgage deal hinges on them and they know it . I have my old report and I've got the name of this idiot and the amount of times I wish I could have gone to his house with a shotgun , I wish I still could to be honest because this bloke ruined a good deal for me .......I'm not bitter ....... Honest!

We used HSBC for our mortgage and didn't have a problem.
We got a good deal on the part ex for our old house form Harron, but I've checked on rightmove and they sold it for £18,000 less then they'd given us for it (our deal wasn't that good). I'd have bought it back at that price.
